Perfect for use on waterproof surfaces where your fasteners are puncturing the sealed surface.  Use with or without gasket sealing caulking.

Also useful where attaching the anchor to concrete in climates that have freezing and thawing.  Sealing the holes properly prevents or reduces chances of concrete cracking prematurely from ice expansion.  Not required for wood surfaces.

Note: Use with 1/4" diameter screws.  Larger diameter screws will not fit the nylon spacers.

I used Titan post anchors on a solid surface wood deck and figured the gasket kit was a great idea. There were a couple problems with the "whole kit" experience. The kit included 3/8" lag bolts to bolt the base to the deck. The post base holes were only 5/16" and the bushings for the gasket kit were 1/4". I used 1/4" bolts which held the railing solid. A seal was difficult to obtain due to the sloping deck for drainage. Only one side of hold down bolts were tight to the gasket. the remaining edges were shimmed up to plumb the post. It was difficult enough to set the base over the bushings without trying to stack washers on them- the solution suggested for a shimmed post. Time will tell if I need to deal with a leaking deck.Editor's Note:Thanks very much for taking time to contact us regarding our gasket kits.
